How to Review a Floor Plan Before Building
Most floor plans are approved while they are still abstract. They are read at a scale where a bedroom is four inches wide, where a hallway is a pair of parallel lines, and where a door is a quarter-circle that nobody mentally swings. The layout looks fine, because at that size almost every layout looks fine.
A floor plan review is the deliberate pass that happens before approval, where each question gets asked on purpose instead of noticed by accident. It is not a single sitting and it is not a feeling about the drawing. It is a sequence: the site, the rooms, the furniture you already own, the way people move, the garage, the rough-in, and how the house has to work in ten years.

This guide exists because the review itself belongs to you and your project team, and because doing it in a structured order surfaces more than reading the plan set again from the top.

What a floor plan review is, and what it is not
It is your own organised pass over an unbuilt layout, ending in a written record of three things: what is settled, what is still open, and who owns each open question.
It is not architectural review, constructability review, engineering review, code review, plan approval, permitting review, or design certification. Those are professional services performed by licensed people who carry responsibility for the outcome. Nothing here substitutes for any of them.
The distinction is practical, not legal. A review organises questions. A professional determination answers them. Treating the first as if it were the second is the most common way an owner comes to believe a decision is settled when it is not.
Before you start: write down the decision you are afraid of
Before working through any checklist, write one sentence: the thing about this plan you are least sure of. Most people have one. It is usually specific — the kitchen feels tight, the primary suite is over the garage, there is only one way into the back yard.
Write it down first, because a checklist has a way of burying the thing you already suspected under thirty-eight things you did not. Come back to that sentence at the end and ask whether the review actually addressed it. If it did not, that is the question to take to your architect.
The eight areas
1. Project basics
Establish the context anyone reading your brief later will need: project type, approximate size, current stage, whether this is new construction, a remodel or an addition, and who is involved in what role.
This reads like paperwork. It is what makes the rest of your brief legible to a builder who was not in the room when you wrote it. A list of concerns with no project context gets skimmed. The same list with "new build, design development, architect engaged, no GC yet" at the top gets answered.
2. Site and orientation
A plan is drawn flat and abstract. The building will sit on one specific piece of ground with a north arrow that actually means something.

Sun. Which rooms face which way, and what that means for the rooms you occupy at the times you occupy them. West-facing glass in a room you use at 5pm behaves differently from the same glass in a guest room.

Approach. Trace the driveway and garage approach against the real lot, including the turn. Plans are often drawn on an idealised rectangle that the actual parcel is not.

Privacy. Which windows look at a neighbour, and which neighbour windows look back.

Outdoor living. Whether the patio or deck connects to the room you expect to walk out of, or to a different one.

Existing conditions. Slope, mature trees, easements and utility runs — the things the floor plan does not show and the site plan sometimes does.

3. Rooms and adjacencies
Compare room dimensions against rooms you have physically stood in, not against a number that sounds adequate. "Twelve by fourteen" means very little in the abstract and a great deal if you can name a twelve-by-fourteen room you have been inside.

Kitchen, dining and living relationships — what you can see and hear from each.

Where bedrooms sit relative to living areas, and relative to each other. Shared walls between a teenager and a nursery are a plan decision, not a discovery to make later.

Bathroom count, size and placement, including who has to walk past what to reach one.

Laundry location, measured in distance from where clothes actually are.

Storage, identified room by room. Storage is the item most often assumed into existence during plan review and most often missing after move-in.
4. Furniture and equipment
The single most reliable source of post-construction regret, because it requires measuring something you already own against a number on a drawing, and both halves of that are easy to skip.
Common dimensions, useful as rules of thumb for a first pass. These are typical retail sizes, not code requirements, and your own pieces should be measured rather than assumed:

Check the dining table with the chairs pulled out, not pushed in. Check appliance door swings, not just appliance footprints. Locate anything oversized or specialised — a piano, a gun safe, a chest freezer, a treadmill — on the plan rather than in your head.
5. Movement and circulation
Trace the paths people will actually walk, with a pen, on a printed copy of the plan.

Door swings. Draw every one. Check them against each other and against the furniture you just placed. Two doors that open into the same square of floor is a drawing-stage problem and a demolition-stage problem, with nothing in between.

Hallways. Width and length both. A long corridor is circulation you paid to build and cannot furnish.

Pinch points. Anywhere two people would have to turn sideways to pass. Mark them.

The groceries route. Vehicle to kitchen, carrying something in both hands, through every door on the way. This one route finds more layout problems than any other single test.

Accessibility. Where relevant, wheelchair, walker or caregiver circulation — noting that clearance requirements are a professional determination, not a checklist item.

6. Garage and vehicles
Use your actual vehicle dimensions. Many garages are drawn to a generic depth that a full-size pickup does not clear with the door down, and the plan will never tell you — a crew-cab long-bed truck runs past 20 feet, which is exactly the depth a two-car garage is commonly drawn at.

Vehicle length and width against the drawn bay, including mirrors.

Garage door opening width and height, especially if anything has a roof rack.

Circulation around parked vehicles — can you open the driver's door and walk to the house.

Storage, workbench and equipment zones, which are usually the first thing to lose when the cars go in.

The door from garage into the house: swing direction, landing, and whether it opens into the path you just traced.
7. Construction and rough-in
These are the questions that stop being cheap at a specific milestone rather than gradually. Almost all of them belong to your builder or engineer. Your job in this area is to write them down, not to resolve them.

Plumbing locations and how they relate to each other — stacked, shared wall, or scattered.

Fixture positions against the rooms they serve.

Slab, foundation or underground questions, which close first and hardest.

Electrical, HVAC and other rough-in relationships, including where equipment physically lives.

Mechanical and service zones — the rooms nobody draws furniture in and everybody forgets to size.

Every unresolved structural or MEP question, written in one sentence each.

8. Future use
The plan has to work in ten years, not only on move-in day. Consider aging in place — single-level living, door widths, bathroom access. Consider multigenerational or guest use. Consider home office space, which stopped being optional for a lot of households. Consider likely family changes, and furniture you do not own yet.
What to do with the questions that stay open
An open question is not a failed review. It is the review working. The goal was never to close everything; it was to know which questions are open, who owns each one, and what the lightest credible way to check it would be.
Every method below can address spatial questions. None is universally better. The right one depends on the specific question, the project stage, the budget, and who needs to be standing there.

Normal drawing review — re-read the plan set with the specific question written down first. Often sufficient, always the cheapest thing to try, and routinely skipped in favour of something more elaborate.

Architect or designer discussion — the correct route for design intent, proportion, code, and anything requiring professional judgment.

Builder or general contractor discussion — best for buildability, sequencing, rough-in relationships, and what a change would actually cost today versus in four months.

BIM or model review — strong for coordination, clash detection, and the vertical relationships a floor plan structurally cannot show.

Field or site verification — for existing conditions, survey questions, and anywhere the drawing may not match the ground.

VR, XR or AR — immersive three-dimensional review; useful for enclosure, sightlines and vertical experience.

Tape or chalk layout — free, fast, approximate. Genuinely good for one room or one relationship on a surface you already have. If this answers your question, stop here.

Physical mockup — cardboard, foam or constructed. Substantially higher fidelity when vertical geometry, materials, fixtures, tactile conditions or realistic task rehearsal are essential. A constructed mockup will beat a printed plan on all of those.

Printed 1:1 floor plan — a portable horizontal layout at true scale. Lighter and more portable than a constructed mockup, deployable on the actual site, and limited to horizontal relationships.

Professional determination — some questions are not review questions at all. They are decisions a licensed professional has to make and sign.

A printed plan tells you nothing about ceiling height, material, light or finish, and a constructed mockup tells you all four. What a printed plan does is make horizontal relationships walkable, portable and cheap enough to put in front of everyone at once.

When to review
The useful moment is before the next commitment makes the open question harder to reverse. Depending on the project, that may be before design freeze, before permit submission, before slab or underground work, before procurement or fabrication, before MEP rough-in, or before a repeated plan type is deployed again across a development.

Frequently asked questions
Does Big Floor Plans review my floor plan?
No. We print floor plans at 1:1 scale. We do not review, evaluate or comment on layouts, and we do not provide architectural, engineering or code opinions.
Who should review my floor plan?
You, your architect or designer, and your builder — each for different things. You own how the house has to work for your household, because nobody else knows that. Your designer owns design intent, proportion and code. Your builder owns buildability, sequencing and cost consequence.
What gets missed most often?
In our experience talking with clients, furniture fit and door swings. Both require measuring something you already own against a number on a drawing, and both are easy to assume. That is an observation about the customers we speak with, not a research finding.
Is a checklist enough?
For organising your own questions, yes. For answering them, no. A checklist cannot tell you whether a beam can move or whether a clearance meets code. It tells you to ask.
Do I need a full-scale printed plan to review my floor plan?
No. Most floor plan review happens on paper and in conversation. A printed 1:1 plan is one option among several, and it is most relevant when the open question is about horizontal relationships that people need to stand inside to judge.
Does reviewing a floor plan guarantee I will catch every problem?
No. No review method — including ours — guarantees that a given issue will be identified.
