What this calculator models
Most construction cost tools price the thing you are buying. This one prices the thing you are risking. It takes your project type, size, phase and — if you give them — your real budget, region, schedule and team structure, and returns three numbers: how likely your project is to be carrying spatial errors, what those errors would plausibly cost if they surface during construction, and what validating at full scale costs by comparison.
Rework exposure
Published estimates of construction rework span roughly 2 to 20 percent of total project cost across CII and related studies, with most clustering near 5 to 10 percent, and design-related issues consistently the largest single share. The calculator applies a project-type change-order rate to your budget rather than assuming one universal figure, and it shows the assumption it used.
The BFP Spatial Risk Score
The Spatial Risk Score is a 0 to 100 index of how likely a project is to be hiding spatial errors — deliberately independent of budget, so a small project with a complicated interface problem is not scored as safe just because it is cheap. It blends seven normalised drivers: project-type prior at 10 percent, design-definition gap at 20, interface complexity at 20, spatial-constraint intensity at 20, unresolved decisions at 15, field-condition uncertainty at 10, and novelty or familiarity gap at 5. Bands run 0 to 24 baseline, 25 to 44 moderate, 45 to 64 elevated, 65 to 84 high, and 85 to 100 very high. Footprint and budget are modelled separately and reported as expected avoidable exposure, so likelihood and dollars never double-count. Published research and commercial benchmarks
Inputs draw on CII and PlanRadar rework research, McKinsey construction-productivity work, Welcome Homes' 2025 change-order analysis of custom home budgets at 5 to 10 percent, the RSMeans City Cost Index for 2025 to 2026, JLL's 2026 data center outlook, and peer-reviewed spatial-perception research including Renner et al. (2013), Kelly (2022) and Astaneh-Asl and Dossick (2022). Every source is listed with its citation in the research ledger.
What is assumed, and where we say so
The model is directional, not an appraisal. Where it uses an industry benchmark instead of something you supplied, it labels the number as an assumption and tells you which input would replace it. Enter an actual budget and a precise location and the estimate stops being generic. The ESG module in particular is a modelled scenario, not a verified emissions figure — treat it as a planning narrative and verify it before it goes into any ESG report.
When validation pays for itself
The design-phase window
The MacLeamy curve makes the argument better than any sales page can: the ability to influence cost is highest at the start and collapses as the design commits, while the cost of making a change moves the opposite way. An error caught while the plan is still a plan is a redraw. The same error caught during MEP coordination is a change order. Caught at finishing, it is a demolition. What the report gives you to take into a meeting
The download is a decision report of roughly 15 to 17 pages, routed by both your project type and your role, so a homeowner and a general contractor entering the same project get materially different documents rather than the same template with a name swapped. It carries the risk score with its drivers, the exposure model with its assumptions, a recommended response, a phase-by-phase decision corridor, and the source citations. It is designed to survive being forwarded to someone who was not in the room.
Common questions
How accurate is the ROI estimate
They are directional and they show their work. Outputs draw from industry research, standards-body and government sources, peer-reviewed studies, commercial benchmarks and clearly labelled Big Floor Plans assumptions. The model becomes materially stronger when you enter an actual project budget and a precise location instead of accepting the defaults.
What is preconstruction spatial validation?
Preconstruction spatial validation is physically walking a project's footprint at full 1:1 scale before construction starts. The printed plan is unfolded on the site, in a warehouse or on an open lot, and the team walks every room, hallway, door swing and equipment clearance as if the structure were already framed. The goal is to surface spatial errors while they are still drawings.
How is this different from a BIM walkthrough or a VR mockup?
BIM models and VR walkthroughs are valuable engineering tools, and they pair well with a printed plan — AR overlays from BIMx or Apple Reality Composer sit naturally on top of a physical print. What they do not do is replace full-scale physical review. People perceive distances on screens and in VR at roughly 74 percent of true scale (Renner et al., 2013), narrowing to about 18 percent on the newest headsets (Kelly, 2022), and a 2022 peer-reviewed study by Astaneh-Asl and Dossick found VR alone insufficient for catching the spatial errors physical mockups catch.
Does it work for non-residential projects?
Extensively. Thirteen of the twenty project types are non-residential: commercial and retail, hospitality and nightlife, medical and dental, healthcare and FGI validation, education and STEM, industrial and warehouse, industrial equipment layout, data center MEP, defense and tactical, luxury marine and aviation, film, stage and XR production, AR tracking and BIM overlay, and multi-lot development. Each carries its own change-order rate, error library and liquidated-damages basis.

We review your PDF, verify the intended dimensions, determine the printable area and actual production material required, and send a proof for your approval before printing. Final production square footage and pricing can only be confirmed after we review the file, so they may differ from the calculator estimate.
